D-FW Ranks 4th for Major Market Datacenter Leasing Activity

Overall, the market had 44.3 megawatts (MW) of net absorption in 2022, an increase of 154.9% from 2021. The market’s absorption – a measure of net leasing activity – was tied for fourth year-over-year among the 18 data center markets that CBRE tracked for a recent survey.

Supply continued to be an inhibitor for growth in the DFW data center market with vacancy decreasing from 12.2% (45.0 MW) to 6.1% (23.8 MW) year-over-year. Over 90% of the 299.4 MW currently under construction has been preleased, putting additional pressure on developers to bring new data center space to the market.

CBRE’s Brant Burnet has more, “The amount of leasing activity and record absorption rates in 2022 were unprecedented. As a result, vacancy will also remain at record lows as developers are still scrambling to meet the ever-growing demand for the next few years.”
