WinnDevelopment Tapped to Lead $500M Redo of Public Housing Complex in New Jersey

WinnDevelopment has been chosen by the Jersey City (NJ) Housing Authority to redevelop the 80-year-old Holland Gardens public housing complex into a $500-million model mixed-income, mixed-finance and mixed-use community.

WinnDevelopment is the development arm of Boston, MA-based WinnCompanies, a nationwide owner, developer and manager of affordable, middle income, mixed-income, market rate and military housing communities.

The redevelopment plan will preserve all 192 existing public housing units with a right of return for current residents. It will also expand affordability by adding 74 new affordable units for seniors, 309 market-rate units and 56 two-bedroom condos, half of which will be affordable for families earning between 60% and 120% AMI.

A new retail and community building with a branch of the public library is also part of the plan.

All five existing low-rise Holland Gardens buildings, originally built in 1944 on a 3.3-acre parcel, will be demolished and redeveloped.
